For many homeowners, a real estate appraisal is the key to buying or selling their home. It allows the property transactions to occur among the buyer, seller, real estate agent and the mortgage lender. To facilitate the residential appraisal process, it's beneficial to have these documents ready for the appraiser:

  • Information relating to the more recent sales history of the property (e.g. has the property sold in the recent past, is it currently listed, etc.)
  • List of chattels (e.g. personal property such as appliances, etc.) that are to be included in the sale of the home
  • A list of the more recent improvements and upgrades (e.g. date of installation and cost) completed
  • A list of "proposed" improvements to be completed if the property is to be appraised "Upon Completion" of certain work being done
  • Items that the home owner feels the appraiser should be made aware of

Once your Appraiser has arrived, you do not need to accompany them through the entire inspection process, but you are welcome to accompany them and should be available to answer questions about your property and be willing to point out any home improvements.
